What is a density bonus, and how do I know if my site qualifies?

Density bonus programs allow a project to build more units, reduce parking requirements, or gain height and setback concessions in exchange for including a share of affordable units. Eligibility depends on the affordability tier committed to and the local jurisdiction's specific ordinance. We run this analysis as part of feasibility, before any design work begins.

Do you work on affordable housing projects specifically?

Yes. We support affordable and mixed-income housing projects through entitlement strategy, compliance review, and permitting, including streamlined approval pathways where a project qualifies for ministerial review.

How is a mixed-use project different to permit than a single-use one?

Mixed-use projects are typically reviewed against multiple code sections at once, one for each use on the site, and often require additional coordination on parking, access, and use-compatibility standards. We manage that coordination so approvals for each use move in parallel rather than in sequence.

How long does a residential, commercial, or industrial permit take?

Timelines vary by jurisdiction, use type, and scope. Simple permits through an express track can take one to three weeks, while projects requiring zoning review or full plan check can range from six to sixteen weeks depending on department workload.
