East Riverside has spent the last several years transforming from a stretch of aging strip retail into one of Austin’s more dynamic corridors, and a mixed-use project combining ground floor retail with 180 residential units above sits right at the center of that shift. Getting there required navigating Austin’s Density Bonus Citywide program, a mechanism that offers added height and density in exchange for a share of income restricted units.
The DBC pathway rewards projects that commit to affordability, but it also asks for real precision in how that commitment is structured and documented. Site plan approval has to reflect the affordability set-aside accurately, and the added density has to make sense within the surrounding context, particularly along a corridor as visible as East Riverside.
JDJ Consulting worked through the DBC application with an eye toward making sure the affordability commitments and the entitlement benefits stayed properly aligned throughout the process. The finished project now anchors a corner of East Riverside with retail space at street level and housing above it, contributing to a corridor that continues to welcome both new residents and new small businesses. Projects like this one show how Austin’s density bonus tools, when applied thoughtfully, can produce buildings that add real vibrancy to a neighborhood already in the middle of reinventing itself.
