Central Fort Lauderdale continues to see steady residential demand, and a 250 unit mixed-income multifamily community there shows how the Live Local Act has become a genuine tool for expanding housing capacity in already established parts of the city. The project moved through the City of Fort Lauderdale’s zoning process alongside a Live Local Act application, which unlocked increased density, height, and floor area ratio beyond what standard zoning would have allowed.
The parking reduction available under the Live Local Act also played a meaningful role in the project’s design, freeing up site area that could otherwise have gone toward structured parking and instead supporting additional residential space. Coordinating these state-level benefits with the city’s own zoning review required a clear, well-documented application that left little room for interpretation.
JDJ Consulting guided the Live Local Act application through the city’s review process, keeping the density and design details consistent with what the law allows while still meeting the city’s own site plan expectations. The finished community now adds substantial mixed-income housing capacity to a part of Fort Lauderdale that continues to grow in both population and demand. It’s a solid example of how the Live Local Act, when applied with care, can turn a standard multifamily proposal into a project with real impact on the local housing supply.
