Wynwood’s identity as Miami’s creative district has made it one of the city’s most closely watched neighborhoods, and a 320 unit attainable multifamily community there shows how that creative energy is now being matched with a genuine push toward housing access. The project moved through Miami 21, the city’s form-based zoning code, paired with an application under the state’s Live Local Act.
Miami 21 already offers a more predictable, administrative review track compared to traditional zoning processes, and combining that with Live Local Act eligibility gave the project access to the maximum density and height allowed in the jurisdiction. That combination meant the entitlement path leaned heavily on precise documentation rather than a lengthy public rezoning process, which suited a site in a neighborhood where community input and design context both carry significant weight.

The completed community now offers meaningful attainable housing in a neighborhood known more for its murals and galleries than its residential stock.
