Lakeline Rounds Out North Austin's Growing Residential Landscape

The Lakeline area has become one of North Austin’s steadier growth markets, offering the kind of transit access and retail proximity that multifamily developers look for. A 275 unit market-rate apartment community here moved through Austin’s Density Bonus Citywide rezoning process, trading added height and unit count for a share of income restricted units within the project.

DBC rezoning requires a fair amount of technical coordination, since the entitlement benefits are tied directly to the affordability commitments baked into the site plan. Getting the density calculations, unit mix, and design standards to align with what the program allows takes careful review, particularly for a project of this size.

The finished community now adds meaningful housing capacity to an area of North Austin that continues to attract residents drawn to the Lakeline corridor’s mix of convenience and green space.
