Common Questions

Land Use & Entitlement — FAQs

Entitlement work is technical, and every jurisdiction has its own rules. Here are the questions we hear most.

How long does the entitlement process take?

Most entitlement cases take 6 to 12 months, depending on complexity. Simpler zoning confirmations can move faster, while cases involving public hearings, environmental review, or appeals typically run longer. JDJ's process is designed to minimize hold time at each stage.

Do I need entitlements for a subdivision?

Yes. Subdividing a parcel is reviewed against local subdivision ordinances, and larger or more complex subdivisions may require additional studies, dedications, or hearings. We provide a full subdivision feasibility review before any submittal.

What qualifies a project for a density bonus?

Density bonus eligibility depends on your jurisdiction's affordability requirements, project type, and site zoning. JDJ evaluates your project against the applicable density bonus program and identifies which concessions or waivers you can request.

Can you handle multi-agency coordination?

Yes. For projects that require sign-off from more than one agency, such as city planning, housing, and county review, we coordinate all approvals in parallel to avoid delays.
