Doral Cements Its Role as Miami-Dade's Industrial Gateway

Doral’s airport west submarket has become one of South Florida’s most sought after addresses for logistics and distribution users, and a 200,000 square foot warehouse there is a strong reflection of that demand. The site already carried Miami-Dade’s IU industrial zoning, which meant the project avoided a rezoning fight, but the site plan review process still required careful navigation given the scale involved.

Getting a facility of this size approved means working through Miami-Dade’s specific requirements around truck circulation, buffering, and utility capacity, all of which carry extra weight so close to Miami International Airport. Coordination with county staff on drainage and access points proved just as important as the zoning itself, since a facility built around freight movement lives or dies on how efficiently trucks can enter and exit the site.

JDJ Consulting supported the site plan submittal by keeping the engineering and permitting tracks aligned from the start, which helped avoid the kind of back and forth that often slows down large industrial projects in dense submarkets like this one. The completed warehouse now serves as a functional link in the region’s supply chain, benefiting from Doral’s proximity to the airport, the port, and the broader Miami-Dade highway network. It’s a clear example of how a well-positioned site with the right zoning already in place can move efficiently through approval when the details are handled with precision.
