Windsor Park has long been one of Austin’s more accessible neighborhoods, and a new 140 unit affordable apartment community reflects the city’s ongoing effort to keep it that way. The project moved forward under Austin’s SMART Housing certification, a program designed to reward income restricted developments with a faster site plan review and eligibility for certain fee waivers.
Qualifying for SMART Housing isn’t automatic. The affordability commitments have to be documented precisely, and the certification has to be secured before the benefits of expedited review can actually be applied to the site plan. Getting that sequencing right up front is often the difference between a project that moves smoothly and one that ends up waiting in a general queue anyway.
JDJ Consulting guided the certification and site plan submittal in tandem, so the project could take full advantage of the expedited pathway rather than losing time to a misaligned application. The result is a community now offering 140 units of income restricted housing in a neighborhood that continues to see strong demand.
